Swindon Local Authority, Wiltshire
Highworth, Swindon - Immediate Purchase
In November 2023, Croudace agreed to simultaneously exchange and complete on a site for 60 units in the market town of Highworth situated on the edge of the Cotswolds. The site benefitted from outline planning at the time of purchase with the reserved matters application due to be submitted in April 2024.

Oxford Local Authority, Oxfordshire
Priory Grove, St Frideswide, Oxford - Stategic Deal
Croudace submitted a full planning application for 134 dwellings at St Frideswide Farm, Banbury Road, Oxford, in May 2021. This followed the site being allocated for development in the Oxford Local Plan and removed from the green belt following Croudace’s promotion of the site. The city council’s planning committee unanimously resolved to grant the scheme in January 2022 and permission was issued in August 2022. Work has started on site and sales launch is anticipated early 2024.

Milton Keynes Local Authority, Buckinghamshire
The Paddocks, Bow Brickhill - Immediate Purchase
Located in the village of Bow Brickhill, Croudace exchanged on this site on a subject to planning basis in April 2022. A detailed planning application for 48 dwellings was submitted to Milton Keynes City Council in October 2022, with a start on site anticipated in Spring 2024. The site benefits from a rural setting whilst being in the vicinity of the breadth of amenities on offer in Milton Keynes.

South Cambridgeshire Local Authority, Cambridgeshire
Cottenham - Strategic Deal
In August 2023 Croudace signed an option for a 9 acres site in Cottenham, South Cambridgeshire. This land has the potential to be extended by an additional 26 acres with both parcels delivering approximately 80 and 200 dwellings respectively. Croudace will promote the site to the emerging Greater Cambridge Local Plan for an allocation.
Central Bedfordshire Local Authority, Bedfordshire
Leighton Buzzard - Strategic Deal
In January 2023, Croudace signed an option agreement for a strategic site of some 28 hectares east of the town of Leighton Buzzard in Bedfordshire. The land lies within Central Bedfordshire and has potential to accommodate approximately 400 new dwellings. Croudace will now promote the site for development.
North Hertfordshire Local Authority, Hertfordshire
Codicote - Immediate Purchase
Croudace exchanged on this site in the desirable village of Codicote, located between the popular towns of Hitchin and Welwyn Garden City, in August 2021. Following grant of outline planning permission for 83 units, Croudace completed on the sale in December 2022.
Croft Gardens, Knebworth - Immediate Purchase
Located south of the popular commuting town of Stevenage, Croudace purchased this site with the benefit of detailed planning permission for 86 units in late 2021. Despite requiring input from our engineers during due diligence given the complex highway works and topography of the site, we were still able to proceed from agreement of Heads of Terms to exchange in less than four weeks. Sales launch is expected to be in Spring 2024.
Braintree Local Authority, Essex
Braintree - Immediate Purchase
Located to the upper west side of Braintree, Croudace exchanged on this site on a subject to planning basis in May 2022. A planning application for 48 units was submitted earlier that year with completion due on grant of planning permission. We are yet to start on site.
Chelmsford Local Authority, Essex
South Woodham Ferrers - Strategic Deal
In August 2022, Croudace signed an option agreement for a major strategic site of some 168 hectares (417 acres) east of the town of South Woodham Ferrers in Essex. The land lies in Maldon district and has potential to accommodate a significant urban extension of up to 2,000 dwellings and supporting neighbourhood facilities. Croudace will now promote the site for development.
Rochford Local Authority, Essex
Rochford - Strategic Deal
In August 2022, Croudace Homes secured an Option Agreement to promote 21ha of Green Belt land in Rochford District. The Site is being promoted for circa 400 homes. Work is underway to promote the site, with the aim of getting the site removed from the Green Belt.
Basildon Local Authority, Essex
Basildon - North Benfleet - Strategic Deal
In November 2023 Croudace signed an option for a major strategic site of 400 acres to the east of North Benfleet. The site is within the jurisdiction of Basildon Borough in Essex and the site has the potential to accommodate a large urban extension of up to 1800 dwellings a country park and other supporting facilities. Croudace will now promote the site for development.
Broxbourne Local Authority, Essex
Goff's Oak - Immediate Purchase
Croudace exchanged on a site for 88 units in the popular commuter village of Goff’s Oak back in October 2023 following a swift due diligence process of less than 3 weeks from receipt of legal pack. Completion followed 4 weeks later with an anticipated site start in January 2025.
Broxbourne, Goff's Oak - Strategic Deal
In September 2023 Croudace purchased a site unconditionally in Broxbourne, Hertfordshire. The 25 acre site is suitable for 200 dwellings and will be promoted to the Broxbourne Local Plan for an allocation.
South Thames Region
Maidstone Local Authority, Kent
Brickfields, Staplehurst - Stategic Deal
35 acres optioned in December 2021 within Maidstone Borough. This site will be promoted as part of a larger North of Staplehurst development. Staplehurst is a sustainable settlement that can accommodate large scale growth. This site lies nearby to the train station and presents a logical and sustainable opportunity in Maidstone Borough.
We have also added a further 16 acres to our landholding at Staplehurst with the addition of two separate options. This additional land will allow for an additional capacity of circa 400 dwellings and further community facilities.
Horsham Local Authority, West Sussex
White Stork Vale, Storrington - Immediate Purchase
In December 2020, Croudace unconditionally purchased this site with the benefit of an outline planning consent for 62 units. The site is located in the village of Storrington, on the doorstep of the South Downs National Park. We have yet to start work on site.
Partridge Green - Strategic Deal
22 acres in Horsham District optioned in July 2021. This site will be promoted through the upcoming Local Plan consultation with the hope of securing an allocation in the near future. A pre-app for the site has already been held.
Test Valley Local Authority, Hampshire
Wisteria Gate, Romsey - Immediate Purchase
In March 2022, Croudace unconditionally purchased this site with the benefit of a detailed planning permission for 63 dwellings, which consists of 3, 4 and 5 bedroom homes as well as apartments. The site is located in the historic market town of Romsey located nearby to Winchester and Southampton. Construction is expected to start in 2023 with first sales coming to the market in Spring 2024.

Basingstoke and Deane Local Authority, Hampshire
Upper Cufaude Farm, Bramley, Basingstoke - Strategic Deal
Croudace is delighted to announce the acquisition of Upper Cufaude Farm, Bramley, Hampshire which benefits from planning permission for 350 new homes, extensive open space and ecological enhancements, new Community Centre, Multi Use Games Area and land reserved for a primary school. In February, we gained Reserved Matters planning approval for Phase 1.
Mark Bentley, Land Director (Western Region) commented: "The acquisition of Upper Cufaude Farm is our third large scale site in the area where we have delivered in excess of 1,500 high quality family homes. The site adjoins the extremely popular and successful Vyne Park, where customers moved into as recently as Summer 2021. We are excited to begin the detailed design on the first phase, which will commence next year. This is the second strategic site acquisition from our portfolio in 2022 and takes the yearly total to 850 new plots purchased by the South Thames Land Team in this calendar year. We are projecting a start on site in Summer 2023 and would like to invite all high quality subcontractors who can assist with delivering our placemaking vision to register their interest.”

West Berkshire Local Authority, Berkshire
The Brooks, Burghfield Common - Immediate Purchase
Croudace purchased this site unconditionally with an outline planning consent for 100 dwellings consisting of 2, 3, 4 and 5 bed houses. Burghfield Common is an attractive village just located south of Reading a major service centre in Berkshire. Croudace were selected by the Englefield Estate to deliver an exemplar development of high quality designed homes to help build a community and create a new and lasting legacy for the area. Construction on site began in May 2023, with the launch in February 2024.

Ochre Meadows, Theale - Immediate Purchase
Croudace unconditionally acquired this site benefitting from an outline planning consent for 104 dwellings consisting of a range of 2, 3, 4 and 5 bed houses and apartments. Theale benefits from an extensive range of facilities on its doorstep and the major service centre of Reading only 7 minutes away while benefitting from a rural countryside setting. Theale is the second site acquired from the Englefield Estate following the purchase of Burghfield Common. Croudace and the Estate will work in partnership to deliver a scheme characterised by high quality place making that is sustainable with all dwellings constructed on site being delivered to a standard above the incoming Part L requirements. Construction on site started in February 2024 and we expect first sales coming to the market later that year.

Bracknell Forest Local Authority, Berkshire
Four Horseshoes, Warfield - Immediate Purchase
Croudace conditionally exchanged on this site with the benefit of an outline planning consent for 50 dwellings, which consists of 3, 4 and 5 bedroom homes. Warfield is an attractive village lying just to the north of Bracknell. Due to the existing outline consent obtained by the owners at risk of lapsing, Croudace submitted a reserved matters application prior to exchange and are currently working with the council to deliver a detailed consent. Construction on site is programmed to being in Spring 2024 and we expect first sales coming to the market later that year.
Wokingham Local Authority, Berkshire
Trowes Lane and Basingstoke Road, Swallowfield - Strategic Deal
Optioned in May 2021 for circa 150 units across two sites. Trowes Lane has since become a draft allocation in Wokingham Borough Council’s emerging Local Plan Update and a full planning application was submitted in February for 81 units. We look forward to working with Wokingham Borough Council moving forward.
Tandridge Local Authority, Surrey
Oxted - Strategic Deal
25 acres in the highly desirable area of Oxted, Surrey. Optioned in 2022 the site will be promoted for release from the Green Belt through the Local Plan. We look forward to delivering an exceptional scheme in a sought after area of the commuter belt.

Wokingham Local Authority, Berkshire
Arborfield Cross - Strategic Deal
The site extends 57 acres in Wokingham Borough. The site has the potential to accommodate 350 dwellings along with community benefits and land for the nearby school. Arborfield Cross is a well serviced village with close links to higher order services.
Winchester Local Authority, Hampshire
Southwick Road, Wickham - Strategic Deal
22 acres adjoining our recently finished Wykeham Vale site. Optioned in 2022 this site furthers our strong working relationship with the Portsmouth Diocese and will be promoted through the emerging Winchester City Council Local Plan. We look forward to delivering more high quality development in Wickham.
North East Fair Oak - Strategic Deal
192 acres across four separate landownerships optioned in July 2023 within Eastleigh Borough. This site will be promoted for circa 1,500 units, a new primary school, local centre and significant open space. Fair Oak is a sustainable settlement and the site formed part of a previous draft allocation for 5,200 units. The site will see the delivery of much needed high quality new homes in Eastleigh Borough, with excellent transport links into Southampton.
Highbridge Road, Colden Common - Strategic Deal
16 acres in Winchester City Council. The site can deliver around 130 units in a logical location for growth in Colden Common. We look forward to promoting the site in the upcoming rounds of Local Plan consultation
